In the construction documentation phase, we finalize all drawings and details required for permit submission and construction, creating a comprehensive set known as construction drawings (CDs). These documents outline all essential life and safety requirements mandated by building codes and establish the standards for everyone involved in the project, from engineers and interior designers to landscapers and other key team members. This phase typically requires the most time prior to construction, as it involves a thorough delineation of every aspect of the building.
In addition to the site plan, floor plans, and exterior elevations developed in design development, we create detailed building sections, wall sections, and intricate construction details. Structural engineering is also completed during this stage, covering calculations and producing foundation, framing plans, and structural details required for the build. Once the building shell drawings are complete, we move on to the interior elevations, detailing cabinetry, trim, and finishes throughout the home. These drawings are essential, as they allow the contractor to accurately plan and price the finishing touches rather than make assumptions that could impact the budget.
To complete this phase, we develop detailed construction specifications if necessary and finalize all finish and fixture selections. Together, these documents provide the comprehensive information needed for precise project pricing and obtaining all required permits, setting the stage for a smooth transition to the construction phase. Lacking this level of detailed drawings, the contractor is left to estimate key elements—from roof waterproofing and venting to foundation drainage, as well as the quality of interior and exterior finishes and fixtures—which can affect both the final quality, durability, and resilience of the home and the overall budget if late stage product replacements need to be made.
