Overview

Bay Bowl Apartments is a new mixed-use development in Bremerton’s waterfront area, offering 187 residential units. The building frames sweeping views of the Puget Sound through generous windows and features a multi-story glass sky bridge connecting two wings. Shared areas include a gym, co-working space, rooftop deck, sky lounge, entertainment room, and outdoor plazas.

Design and Implementation

Bay Bowl Apartments was shaped using a shared approach called 22CDC, bringing integrated project delivery principles into a single framework. The design group relied on a detailed BIM model and held frequent team meetings to coordinate architecture, structure, mechanical systems, interiors, and site design. A notable feature is the central amenity bridge that joins both building wings. Rather than a seismic joint, the engineering team used a rigid frame approach that simplifies construction and gives a clean architectural expression. The geotechnical consultant tracked footprint changes to reduce shoring needs, and modular construction concepts were adopted to streamline assembly and lower expenses.

Challenges

Bringing together various disciplines under one coordinated BIM model required consistent communication. Weekly group sessions allowed the entire team to address design questions directly, lowering the chance of revisions. Aligning the structure, mechanical infrastructure, and architectural vision demanded close attention to budget targets and scheduling milestones.

Outcome

Through this open collaboration, Bay Bowl Apartments is poised for a quicker construction timeline—estimated at 30 percent shorter than usual—and a 20 percent cost reduction. The approach enabled the client to view real-time design adjustments and helped resolve issues early, resulting in a cohesive plan that captures waterfront views, offers sought-after amenities, and brings new energy to the Bremerton shoreline.
