Woodin Creek Village
Overview
Woodin Creek Village is a 450-unit mixed-use neighborhood featuring seven buildings and a phased development timeline of about five years. Located in Woodinville, Washington, this project introduced a new town center that blends walkable, European-influenced streetscapes with regional stylistic elements. The design process began in 2015–2016, concluding in 2019. It includes a range of retail, residential, and amenity spaces, all arranged to foster a welcoming pedestrian environment.
Project Goals
- Create a lively, walkable hub with cafés and shops at street level, complemented by residential units above
- Draw inspiration from European streets while embracing local code requirements for Northwest woodlands
- Vary building forms and architectural styles in a way that appears to have evolved over time
- Include robust amenity areas and gather spaces for residents, such as rooftop decks, event rooms, and shared outdoor courtyards
- Address cost considerations and meet functionality needs, such as service areas, trash pickup, and parking garages
Design and Implementation
Buildings were arranged to break down large blocks into smaller, human-scale elements. Corners often feature towers, trellises, and other architectural highlights, giving each intersection a distinct identity. A variety of multi-family building types was deployed, including rowhouse-inspired forms, Texas wrap configurations (with centralized parking), and traditional double-loaded corridor apartments.
Retail fronts and pedestrian pathways were arranged to create a sense of community, mirroring European neighborhoods while honoring local design guidelines. Street-facing facades were handled with care to ensure a warm, personable experience, and rooflines were varied for visual interest. Throughout the design phase, Building Information Modeling (BIM) supported three-dimensional planning, client presentations, and coordination with the extensive project team, including landscape architects.
